In general, it is difficult to evict tenants in the US, but both landlords and tenants have legal rights and recourse. It's a good thing you get along with your landlady. I knew a woman who lived in Peru for a while. She learned little tricks. She had problems with a contracter and she baked apple pie every time he came over. Maybe you can try the same type of thing...something simple...cookies, popcorn, and (maybe) soon the young man may be more timely...if he smells cookies. It's just a thought.
